We hope that it will help you to get a better picture of the rental process

and the studio features.

What you need to know before reserving

Paris De Oheya studio

Unfortunately, you cannot. Paris De Oheya studio can only be rent for long term stay.

It is dedicated for tenant (Student or Expatriate) that come in Paris to study or work for a minium 9 month rental.

Remenber, you will receive a mail with all the documents to prepare and I will be there to clarify any point if you have any questions.

Steps:

Check availibility and Book your rental period (minium 9 months)
Provide and upload the legal documents
Due diligence from the Agency base on the documents you provided
Validation and confirmation the reservation
Sign the contract and get the key during the Check-in

You will sign the rental contract and get the key thank to a Real Eastate Agency named Inter Immobilier Crosnier SAS that will manage and help you for all the legal documents to complet the reservation for Paris De Oheya Studio.

They are very professional, helpful and friendly.

Once the documents are completed, you will sign the Rental contract with the Agency and you could use the contract to open a bank account in a French bank, or to get the administration paper you may need to come to France.

This is a short list of the document you will manage with the Agency:

Proof of identity
Guarantee
Proof of education or Work
Security deposit
Home insurance

Once you booked the Studio, you will receive a mail with all the detail documents that you need to prepare:

As you may know, Paris rent is regulated and controlled by the city town to limit expensive rent and Airbnb.

So the Price is 1600€/month, it is include 100€/month provision for the standard bills.

So the monthly rent fee that do include a percentage of the rental price to cover Electricity-Water-Heating bills and Internet access bill.

If you consumed more then expected on Electricity-Water-Heating bill, you will pay back at the end of rental period or the rent will be ajusted during your stay. Agency fees are not included.

As a Landlord, I will help you to get a smooth transition to prepare the legal papers and save time to get your rental contract that you will sign with the Agency.

During all the bookinh process and during your stay, you could reach me via WhatsApp chat or set a Zoom or Microsoft Teams video conference call. You could book directly a meeting to my calendar.

Rules and what’s allowed in

Paris De Oheya studio

Foreigner students or Expatriates are welcome to reserve the studio to study or work but a minimum 9 months stay is required.

The Paris De Oheya studio is designed to allow 2 guests maximum. Unfortunately, we do not accept pets.

No smoking is allowed inside the Studio or on the small balconet. Smoke alarm will be trigger if you smoke inside.

Check-in time is between 3:00 PM to 6:00 PM, if you arrive after 6:00 PM, please inform us, but extra fee will be apply.

Check-out time is not later 11:00 AM, if you arrive earlier you can leave your luggage while the Studio is being prepared.

You should respect Quiet hours from 11:00 PM to 7:00 AM. So no parties and events must be respected.

No loud music or noise after 11:00 PM. Please remember that this is my flat, not a hotel.

I live in a quiet area so I ask that you have respect for my neighbours.

As this is a Japanese mood house, please remove your shoes when you enter, we have solid wood flooring. In the hall you will find a storage unit for footwear with complimentary slippers that you can use.

Paris De Oheya studio description

My studio is located inside a secure building on the 1st floor within the wealthy and safe 4th district (arrondissement).

It is furnished to accommodate maximum 2 GUESTS.

The studio was renovated in 2014 by a young talented architect using Wabi-Sabi aesthetic influences from Japan.

As this is a Japanese mood house, please remove your shoes when you enter, we have solid wood flooring. In the hall you will find a storage unit for footwear with complimentary slippers that you can use and the closet for your clothes and belongings

The minute you walk in, you will feel a modern and contemporary studio that exudes warmth, style and comfort.

The studio is approximately 32 sq meters with a domotic System (curtains and bed mode). It is well equipped with an open plan Modern KITCHEN/DINING/LIVING ROOM.

The KITCHEN is fully equipped with everything you would expect to find :

COFFEE MACHINE, 2 Slice TOASTER, KETTLE, Rice COOKER, MICROWAVE + GRILL function, Wash & Dryer Machine, Fridge with freezer compartment, Domino Ceramic HOBS, cooking utensils & cutlery.

So you can enjoy your own cooking around the DINING Space with its two white bar seats.

The LIVING ROOM has a PHILIPS 48’’ Slim FHD TV with Ambilight, full internet capabilities, Cable Channel, Web Browser.

You will enjoy a leather write sofa and a confortable yellow armchair around an articulated white coffe table

A (fiber) High Speed Wireless Internet Network is available. You can use the Workspace to study or do your business remote meeting

With remote control, you can transform the friendly WORKSPACE in the living room into a BEDROOM Mode with a queen-size automatic

retractable bed. The bed is prepared with a fitted sheet and Comforter. You have a handy cupboard side to the bed

The WASHROOM has a BATHTUB with SHOWER, HAIR DRYER, WASHLET Toilet and Hanging Towels. You can also find a system to hang and dry your clothes to take care of your own laundry on a longer stay.

The studio has a view on the boulevard with 2 large door windows. The windows are fully insulated. You may hear traffic noise.

Access inside the building is via PIN code and Intercom.
